| dc.description.abstract | 본 연구는 수도권 아파트 가격 변동에 미치는 영향을 분석하기 위해 2001년부터 2020년까지 4가지 공급요인 변수들과 5가지 수요요인 설명변수들에 대한 지역별 패널데이터를 구축하여 패널분석을 진행하였다. 모형 적합성 검정 결과, 패널 GLS 모형이 본 연구에 활용된 패널데이터에 가장 적합한 모델로 확인되었다. 분석결과 지역별 패널그룹의 개별 특성은 없는 것으로 확인되었다. 5가지 수요요인 설명변수는 모두 아파트 가격변동에 통계적으로 유의한 영향을 미치고, 4가지 공급요인 설명변수 중 입주물량 비중과 미분양 비중이 종속변수에 통계적으로 유의한 영향을 미치는 것으로 나타났다. | - |
